Saving Up For Your First Home

One of the first steps to buying a house for the first time in Canada is saving up. If you’ve already secured the necessary funds to buy a home, you can skip to the next section of this blog.

A home is not a small purchase – especially in Ontario. So, unless you’re a lottery winner or have access to substantial financial support, you’ll need to have a diligent savings plan for at least a few years before you head to the market.

Here’s the good news. Most first time home buyers in Canada have access to certain financial programs that can make the savings process easier and faster. One great example is the First Home Savings Account, or FHSA for short.

The FHSA is a unique type of savings account where you can make tax-deductible contributions on your way to saving up for a house. These contributions max out at $8,000 a year to a total of $40,000, so there are some serious benefits. You also won’t be taxed when you’re eventually ready to withdraw your FHSA savings, as long as you’re using the funds properly.

Know What You Can Afford to Spend

Once you’ve got enough saved up, it’s time to figure out what you can actually afford to spend on your first home. This process is more intricate than you may expect.

Rather than using your savings to buy a property outright, you’ll instead be making a down payment on your home and supplementing the remaining costs with a mortgage. So, the next step in your homeownership journey is to find out how much of a mortgage you qualify for (aka your ‘borrowing capacity’). Luckily, this is fairly simple to do.

As a first time home buyer, the easiest way to assess your budget is by getting pre-approved for a mortgage. It doesn’t matter how early you are in the home buying process, connecting with your bank (or the lender of your choice), mulling over your personal finances, and getting pre-approved can give you a solid idea of what you can afford.

Understanding the Costs of Buying a House

As you’re putting together your first home budget, don’t forget to account for some of the other costs that can come with it. Beyond just the cost of the house itself, you will be on the hook for additional expenses like legal fees, land transfer taxes (before rebates), insurance, and moving costs.

Where is Vaughan, Ontario?

If you’re looking at a map, it’s easy to see why some people may think that Vaughan is part of Toronto. After all, the two cities share a border.

From a bird’s-eye view, Vaughan is more or less located north of Toronto’s west end. Officially, its southern border is marked by Steeles Avenue West, which stretches from Brampton and Caledon in the west to parts of Markham and Richmond Hill along Yonge Street in the east. Vaughan extends a fair bit north, stopping just shy of the communities of Nobleton and King City.

Vaughan Landmarks

Another easy way to visualize Vaughan’s location is with local landmarks. Even if you’re unfamiliar with where Vaughan is, you may have visited (or at least heard of) a few of our local attractions like Canada’s Wonderland or Vaughan Mills. Or if you’ve ever ridden Toronto’s subway system, you may have used Vaughan Metropolitan Centre Station, which is the final stop on the western portion of Line 1.

Is Vaughan Part of Toronto?

On paper, no – Vaughan is not formally part of the City of Toronto. Rather, Vaughan is an independent city with its own municipal government, services, and bylaws as part of York Region.

However, because the two cities are so close to each other (both geographically and in spirit), there is plenty of overlap between Vaughan and Toronto in terms of culture, demographics, economics and infrastructure.

If you asked “Is Vaughan in the GTA?” The answer is: Yes! However, you should know, that as one of the Greater Toronto Area’s biggest (and best) suburbs, Vaughan has its own distinct identity. In fact, if you ask most locals where they’re from, they’ll proudly tell you Vaughan, rather than looping themselves in with the big city.

Of course, there’s still plenty of crossover between both, with many Vaughan residents commuting to Toronto for work or school – and vice versa.

How Far is Vaughan From Toronto?

Vaughan and Toronto are essentially next-door neighbours. So, the two cities are as close as you can be.

That said, because both Vaughan and Toronto are geographically big cities, travelling from one to the other can vary based on your specific destination. For instance, travelling from downtown Toronto to Vaughan Metropolitan Centre by car can take anywhere from 45 minutes to an hour, depending on traffic. However, getting from Toronto’s York University to Vaughan’s Woodbridge neighbourhood is as easy as crossing the street.

Whether you’re a landlord who’s looking to sell their investment property or are a homeowner who hosts tenants in a basement suite or spare room, navigating the sale process from start to finish can seem like a handful. An agent’s professional expertise is critical to your success in any type of home sale, however, it’s even more valuable when tenants living in the property.

Understanding Your Responsibilities (and Rights!)

Selling a property that is currently lived in (by someone other than the owner) will come with a little bit of red tape. Although following various rules and regulations is par for the course as an investor and landlord, there will be a few new complexities to be aware of when you actually sell your property. 

That said, these regulatory obligations are far less cumbersome than many property owners assume – and, you’ll also have a distinct set of rights as a landlord that keep your interests protected during the sale too. 

Must-Knows & Tenant Timelines

So what are your primary responsibilities and must-knows when selling with tenants? There are a few. 

First, it’s important to address whether or not one or more of your tenants are still under the first 12 months of their lease. As per the Ontario Residential Tenancies Act (RTA), if any tenants are still within the first 12 months of their lease, it must be honoured should they wish to stay in the property. Of course, you’re still able to begin and proceed with your sale during that time. However, a buyer will not be able to pursue an eviction until the initial year of the lease has concluded. 

All that said, you don’t need to proactively evict tenants (those beyond the initial years of their lease) simply because you are selling the property. In some cases, having existing tenants could be a plus for interested buyers. Instead, maintaining open communication with your tenants as you sell can help make the process smoother for everyone involved.

What About Showings?

Along with lease timelines, showings are another area where tenants have a fair amount of regulatory protection. 

When buyers are set to begin touring the property, you must provide your tenants with a minimum of 24 hours notice before entering their room or unit. Also outlined by the RTA, showings can only be scheduled between the hours of 8 AM and 8 PM. 

It’s also worth noting that tenants may legally be present during the showing if they choose, however, you are allowed to ask them to temporarily vacate if you or your real estate agent would prefer the property to be vacant during showings.

I remember when it was just woods where two of the areas largest shopping malls are now, Vaughan Mills Mall and Yorkdale Mall. Most call it progress, and it is true that many have done well as the Greater Toronto Area has grown.
