There are many factors that will impact how much home you can afford, which is why getting started can seem so daunting. Fortunately, by breaking the process down into steps, you can narrow down your price range—and take a big step toward securing your ideal property.
If you’re preparing to buy a home, here are a few tips you can use to figure out what you can afford…
Create your criteria
Before you can determine how much square footage you’re able to afford, it’s important to narrow down your criteria. You probably already have strong preferences when it comes to whether you’d prefer a detached home, townhouse, or condo. Chances are, you also know where you’d like to live—whether that’s in Maple, Woodbridge, or one of Vaughan’s other wonderful communities. It’s important to note that pre-approval isn’t a guarantee that you’ll be fully approved for a mortgage, but it should give you a pretty good indication either way.

Black Creek Pioneer Village will come to life with Victorian holiday traditions, and your family will love every minute of it. Once evening strikes, the village will light up with candles, lanterns, and warming fires. Mulled cider and gingerbread cookies will be served, and live musical performances will cap the night off nicely.
3) Winterfest
This list wouldn’t be complete without a nod to the holiday celebration at Ontario’s premier theme park. While Canada’s Wonderland is a magical place at any time of year, it will be especially cheery from now until December 31st. Visit the elf village, ride the holiday carousel, shop the vendors at the market, or see a live-action performance of “A Christmas Carol.” There’s so much to do at Winterfest that the day passes (which are priced as low as $21.99) are a steal.

One of the best things about Vaughan in the winter is the outdoor recreational activities. Skating is a great example. Vaughan Iceplex—with its top-notch facilities, snack bar, and hockey pro shop—is a local favourite. Last but not least, consider bringing the kids along for some last-minute holiday shopping. It’s a great way to get your little ones into the spirit of giving—and if you go right after school, you can beat the worst of the crowds. Check out Vaughan Mills Shopping Centre for all your favourite retailers, from H&M to Best Buy to Saks Fifth Avenue.
