Tell Us Your Housing Market Questions!
Feb 23, 2022 / Buying
Are you Interested in the local housing market? We can guide and help you decide if now is a good time to buy or sell. Home buyers, sellers or those simply curious about real estate can benefit from talking with one of our qualified real estate experts.
So tell us how can we help get the conversation started – and to get you closer to understanding the ins and outs of the current market?
Here are some questions to ask your Real Estate Agent about the Current Housing Market:
“How long will the current housing frenzy last?”
While we don’t have a crystal ball, real estate agents may have insight into these swings in the market and when they expect to see change. At the moment, many places are in a seller’s market, experiencing a high turnover of homes and an influx of competitive bids, with many properties selling over asking price.
“How has COVID-19 impacted the local market?”
With unusual circumstances in 2020, ask your real estate agent about the impacts COVID-19 has had on the specific area you are interested in. If you’re close to a city, for example, there may be more properties available with the influx of people migrating away from an urban lifestyle.
“Should I lower the listing price to sell my home faster?”
Suggests asking your agent if adjusting the listing price will help your home sell faster.
“If I am selling my home, how many days are comparable houses staying on the market? And how do their listing prices compare to the value of my home?”
Ask your agent what they’re seeing with listing prices and neighbourhoods similar to yours. Knowing how your home compares to similar listings can help you make a more informed decision to maximize value when it comes time to list it.
“If I am buying a home, how do I make my offer stand out in a seller’s market?”
Having been around the block (literally and figuratively), your agent will have insight into the strategies used to leverage an offer. For example, agents may recommend implementing an escalation clause into your offer to more easily outbid the competition. Suggest asking how to catch the seller’s attention when submitting an offer on a home.
“Are we in a buyer’s market or a seller’s market?”
Understanding the type of market in your town, city, province or country is experiencing helps inform personal decisions surrounding buying or selling – you’ll have a better grasp of what the current inventory is like and if there will be greater competition with your own transaction. A real estate agent can help shed light on which way the market is trending. In a nutshell, a buyer’s market is when the supply of homes is greater than the demand, and a seller’s market is just the opposite of that.
“If I’m selling my home, what should I do if I don’t get any offers within the first few days of it being listed?”
Ask your agent what to do if your home doesn’t receive any offers within the first few days of hitting the market. While your agent will likely calm your nerves, they will also be able to compare your situation to comparable homes for sale or ones that have recently sold to evaluate what’s next in your particular situation. It’s worth asking your agent if you have any concerns.

Homeward Bound Newsletter – September 2021
Sep 7, 2021 / Real Estate Newsletter

In case you are not sure of the title… it’s Labour Day. The Backwards Holiday. Every year when it rolls around, I wonder why it is named Labour Day. Since it’s a Holiday intended to be just that, a Holiday – I would think a better name may be Relax Day or Lazy Day or Off Day or Sleep-in Day, maybe even Do-Nothing Day, something other than Labour Day. After all, we know what Labour means. And many will likely be celebrating Labour Day by Labouring.
Labour Day came about because workers felt they were spending too many hours and days on the job.
In the 1830s, manufacturing workers were putting in 70-hour weeks on average. Sixty years later, in 1890, hours of work had dropped, although the average manufacturing worker still toiled in a factory 60 hours a week. These long working hours caused many union organizers to focus on winning a shorter eight-hour workday. They also focused on getting workers more days off, such as the Labour Day holiday, and reducing the workweek to just six days. These early organizers clearly won since the most recent data show that the average person working in manufacturing is employed for a bit over 40 hours a week and most people work only five days a week.
Surprisingly, many politicians and business owners were in favor of giving workers more time off. That is because workers who had no free time were not able to spend their wages on traveling, entertainment or dining out. As the U.S. economy expanded beyond farming and basic manufacturing in the late 1800s and early 1900s, it became important for businesses to find consumers interested in buying the products and services being produced in ever greater amounts. Shortening the work week was one way of turning the working class into the consuming class.

3 Benefits of Purchasing a New Construction Home!
Aug 17, 2021 / Buying
Walking into a new home after looking at resale is like walking into a warm lodge from the cold. With a new-construction home, you can choose everything from appliances to paint colors, tailoring the home to suit your needs and preferences. Newly built properties can offer fewer hassles, higher efficiency, and increased customization and you won’t have to rip up the carpet! These homes are desirable because you can customize them as you see fit!
Here are 3 Benefits of Purchasing A New Construction Home!
#1 – You won’t encounter a bidding war because homes are sold at a set price.
Selling a new construction home can offer a great opportunity to find the perfect home for your buyers! You won’t have to encounter any more bidding wars of your home because newly constructed homes can be sold at a set price! But pricing your home too high can be a mistake, but don’t worry about pricing your home too low—you’ll likely receive multiple offers over the asking price.

#2 – You can choose design elements and features that are exactly what you want.
New construction allow homeowners to customize their homes with a variety of options prior to moving in if they purchase during the pre-construction phase. Personalization may include structural options such as the number of bedrooms and baths and/or selected options such as upgraded appliances, finish choices, and more. If you love the latest technology and want your home to include “smart” features, new construction may be a better option for you. Building a new home offers the ability to include sophisticated wiring that may be needed for advanced home technology, including security monitoring, lighting control systems, and sound.

#3 – You can take advantage of the latest developments in energy efficiency.
New-construction homes use the latest energy-efficient building materials, which means you could save money on energy costs over time. Energy-efficient homes offer benefits to both the homeowner and the environment. Energy-efficient features, such as an airtight building envelope, properly installed insulation, and Energy Star windows and doors, can help improve comfort in the home and significantly reduce your utility bills. With better construction materials that have yet to see the effects of time and weather, new constructions are much eco-friendlier. The environmentally-friendly new materials could help lower your utility bills for years to come. In addition to saving money, homes built using the best in green building practices minimize the impact on the environment.

Buying a home is one of the single largest investments you will ever make, and it’s essential to do it right. When purchasing a new construction home, you get the opportunity to shape your vision for your dream home.
Homebuyers have a choice in today’s market of purchasing a new home, a resale, or a foreclosure. There are many considerations as you choose what type of home is the “right” home for you and your family. Choosing to purchase a newly constructed house has several distinct benefits when compared to the alternative of purchasing a resale.
Plus: A Lino Arci Team agent can guide you through the process.

Homeward Bound Newsletter – August 2021
Aug 10, 2021 / Real Estate Newsletter
You do not have to be a weather person to predict the weather this time of year. We all know… it is the hottest time of the year. But that is not all that’s hot. The economy is red hot too. By all measures the best economy in 20 years or so.
This is GOOD for most reading this, but there will be some exceptions. There always are. An example could be someone will sell a house and make out great, meaning a buyer pays a bit more than they would have not too long ago. And in some areas, the opposite happens. Seller does not make out that great, but the buyer does.
Most homeowners who do NOT have to sell of course know this and will hold back on buying or selling. That will of course impact supply and demand. Results right now? RED HOT opportunities!

If you or a friend are thinking about selling, make sure to choose a real estate company you can trust!
A real estate company with experience, proven results and a give-back philosophy!

Tips to protect your place while you’re away!
Jul 21, 2021 / Homeowners
Secure your home before you leave so you can travel with maximum confidence and peace of mind. Locking up might seem too obvious to mention, but an estimated 32% of burglars enter through unlocked doors. Unless you have an extremely low-care yard, the lawn or garden will definitely need attention if you’re gone long enough. Make sure your landscaping professional continues working in your absence, and if you don’t have one, ask a neighbour or hire temporary help. If you live in a wintry climate, consider snow removal as well.
Hide or lock up your valuables, don’t broadcast your plans online, and get your security system ready! These home tips for when you’re on vacation will help ensure that you won’t return to any unpleasant surprises.
#1 – Set the HVAC
Whether you’re taking on short camping or headed out for a weeklong European cruise, don’t forget about your air conditioner while you’re away. Though this appliance is used to being overlooked, neglecting it while you’re out of town could leave you with an unnecessarily high-energy bill upon your return.

- Clean the Air Filters
Dirt destroys air conditioner efficiency. Change your air filter before you leave, and consider scheduling your annual professional cleaning and service before your trip if you haven’t already done so. - Make Sure You Shut It Down
Properly close all doors and windows, as well as blinds, curtains and storm shutters. These are no-brainers for security but can easily rob you of energy if overlooked. Prevent energy waste and save money by ensuring your home is properly closed, sealed and shaded from the sun in your absence. - Go Un-Plugged
Reduce your heating and cooling load by disconnecting electronics and appliances while you are away. Even items that aren’t in use can generate heat, making your air conditioner work harder. Going away for a long time? Consider cleaning out and unplugging your refrigerator and freezer as well. - Consider Investing in a Programmable Thermostat
Don’t want to come home to a stifling house? Let your thermostat do the work for you. A programmable thermostat can automatically adjust the temperature in your home based on your pre-programmed schedule and settings. Want on-the-fly control? Opt for a Wi-Fi programmable thermostat for just a couple extra bucks to monitor and adjust settings from any mobile device. - Consider How Long You Will Be Gone When Adjusting Air Conditioner Settings
Even when you aren’t away on vacation but simply out of the house, the EPA (Environmental Protection Agency) recommends adjusting temperature settings on your thermostat to save energy. How much? In the summer when your home is not in use, a setting of 85 degrees, or about 10-15 degrees cooler than your preferred in-home temperature, is recommended.
#2 – Invest in a Home Security System
It is always an expensive investment, and you want to make sure that it is protected, along with your family. Installing a home security system is always a clever idea, providing you with total safety. This is especially important when moving to a new location, where you perhaps don’t know the neighborhood risks that well, and just want to be completely prepared.
The good news is that there are several different highly reputable companies that will successfully ensure that your family and your belongings are safe in your new home.
#3 – Switch your water heater to vacation mode
Setting the system to “Vacation” or “Pilot” mode saves energy while also preventing damage to your water heater. It’s a compromise between using no power at all and using a little bit of heat to avoid extensive damage to your system.
Water heating systems require a lot of energy to operate. For this reason, more and more environmentally conscious people (and those who just want to lower their bills) are learning how to put their water heaters into “vacation mode” with the idea of saving energy.
#4 – Clear storm drains and gutters
Keeping gutters, downpipes and garden stormwater grates clean and clear of leaves and debris are extremely important for the health of your home. Gutters and downpipes carry water and debris from the roof, and in a storm, can lead to water build-up on the roof, and overflowing gutters — in all the wrong places. Water building up in the wrong places can potentially lead to roof damage, roof leaks, and mould or yard damage.
To achieve a clean and clear gutter, you need to gather some tools. Get a sturdy ladder, some gloves, a bucket, and a durable brush. Start to remove any debris from the gutter and place it in the bucket for disposal. Use the brush to get fine debris stuck to the bottom of the gutter. The brush will help to loosen debris so it can be cleared away by the next rainfall or with a hose. After you’ve finished cleaning and clearing one area, carefully climb down the ladder, reposition it at the next area and repeat these steps until the gutter is entirely clean.
